We will professionally photograph your home, create a 3D tour, list it in the MLS and every major website, and actively advertise it online to achieve maximum exposure.

Prospective tenants can apply online, or their agent can submit to us a paper application.

We carefully review applications and perform background and reference checks.

Signing

The most qualified applicant signs a lease and pays a security deposit & first month’s rent.

3. Maintenance & Emergencies

How We Manage Maintenance Requests:

Handyman Service

For small jobs that do not require a licensed professional, we use a reliable handyman who can perform most quick repairs.

Reputable Contractors

For plumbing, electrical, and other, bigger, jobs we hire reputable, licensed & bonded contractors.

No Markup

We do not markup any contractor or handyman work. You see their invoices and pay exactly what they charge.

24-Hour Emergency

Whether it’s the A/C not working at 8 pm, or a pipe leaking at 1 am, we are accessible 24 hours a day to deal with any emergency.

Expense Approval

We handle small expenses out of your reserve. For any expenses larger than $500 we require your approval (unless it’s an emergency).

Owner Dashboard

Your dedicated Owner Dashboard notifies you as soon as a ticket is created, and keeps you in the loop with photos, invoices, and updates.

We are listing them here to give you a general idea of what to expect.

Handyman

Handyman service is $75 per call, which includes minor fixes. Work that will take more than 30 min is billed at $50/hr.

Electrical

For electrical work, contractors typically charge a $85-$100 call fee and a $75-$100 hourly fee there after.

Plumbing

For plumbing work, contractors typically charge a $90-$120 call fee and a $100-$120 hourly fee there after.

For bigger jobs we request estimates from 3 companies,
which you will need to approve before proceeding with the work.

Owner Dashboard

Know what is happening at all times.

You are notified immediately when a work order is created and you can follow service scheduling, issue resolution, and communication between us and tenants, through your dedicated dashboard.

4. Rent & Financial Reporting

We collect rent, pay bills, and
provide you with detailed financial reports.

Collecting Rent

Rent is due on the 1st and considered late on the 6th. Rent is deposited in an escrow account until it is disbursed to you.

Paying Bills

We pay all repair bills when we receive them. You have access to the invoices and receipts through your dashboard.

Financial Reporting

We provide you with a range of financial reports which you can run through your dashboard at any time.

Balance Sheet

Summary of assets, liabilities, & equity as of a specific date.

The balance sheet is a statement of the assets, liabilities, and capital of your property at a particular point in time, detailing the balance of income and expenditure over the preceding period.

Income Statement

Summary of your income & expenses over a period of time.

The income statement (also known as a Profit & Loss statement, or P&L) shows your property’s revenues and expenses during a particular period.

You get access to several more reports giving you insight to
rent receipts and expenses in real-time.

County Ordinances

We familiarize your tenants with the HOA rules and handle any issues that are brought to our attention by the HOA.

VRLTA

We track legislative updates to the VRLTA (Virginia Residential Landlord-Tenant Act) which governs landlord-tenant relationships.

Evictions

Shall the need arise, we manage the eviction process in a quick and efficient manner, and represent you in all proceedings.

Our Pricing in More Detail:

Finding Great Tenants

The leasing fee is collected once, when we find a tenant for your home.

Initial Lease

The first time we lease your home we collect the equivalent of one month’s rent. This covers all advertising costs, the work we do to market your home (incl. paying the tenant’s agent), screening tenants & preparing the lease.

Lease Renewal

If the lease term is about to expire and the same tenants want to renew their lease, we do not charge a fee to renew the lease.

Re-Lease

If a tenant moves out and we re-market to find new tenants, we collect the equivalent of 75% of one month’s rent. When re-leasing we are able to collect a lower fee than the initial lease because we can reuse the creative assets (photos & tours, etc) we developed the first time.

Caring For Your Home

The management fee is collected monthly while your home is rented.

Management Fee

Our fee is 8% of the monthly rent. This includes maintenance coordination, 24/7 emergency service, rent collection, bill payment, online access to reports, direct deposit of your funds, and at least two inspections per year.

Vacant Property

If your home is vacant while we are advertising to find new tenants, we do not collect a fee.

Additional Services

If you would like us to perform services outside of what is listed on our website, for example: attend HOA meetings, oversee construction or renovations, etc., we bill on an hourly basis or, depending on the scope of work, we can discuss a flat fee.
